Obtain written scopes, verify contractors, understand deposit and change-order terms, and do not assume every improvement will be recovered at sale. If you prefer an as-is route, ask the buyer what information is needed before authorizing work. Essential emergency stabilization may still be prudent, but a purchase review should not depend on performative upgrades. Do I need repair estimates before requesting a review?

Existing estimates can be useful, but you do not have to commission a full set merely to request our review. Share known defects, prior reports, photos, and safe access. Structural issues, widespread damage, major system failures, or substantial deferred maintenance do not fit that path. This boundary helps prevent owners from expecting a retail-style option that the property's present condition cannot responsibly support.

Can I leave unwanted materials or debris after an as-is sale?

Possibly, but never assume that “as is” automatically includes every item. Tell the buyer about furniture, construction debris, chemicals, fuel, vehicles, tires, appliances, or other materials before signing. The purchase agreement should specify what may remain and who accepts responsibility. Items owned by tenants, relatives, an estate, or another party require special care, and hazardous or regulated materials may need qualified handling even when the property itself is sold without repairs.
